Current Assignment and Location: PA Turnpike and I-95 Interchange, Bristol, PA

Summary of All Relevant Work Experience:

Interstate 95 and PA Turnpike in Bristol, PA. Duties included providing a damage estimate for 84 parcels based on mosaics and other research for budgeting purposes, conducted plan views, began Assembled Economic Unit Doctrine implementation measures, drafted Appraisal Problem Analyses, Inventoried structures to determine personal property and fixed machinery and equipment, provided assistance with appraisal contracting services, prepared Appraisal Waiver Options, provided updates and revisions to facts and data book, and conducted preliminary reviews of fee appraisals.

State Route 100-VAN, Downington, PA. Wrote 14 approved Appraisal Problem Analyses for total take acquisitions, partial take acquisitions and strip appraisals, valued four Appraisal Waiver Options, conducted preliminary appraisal reviews, worked with District Chief Appraiser to package appraisals for bids, prepared appraisal contracts, administrated appraisal contracts and conducted preliminary appraisal reviews.

State Route 491-62N, Delaware County, PA. Compiled data for facts and data book, assembled and analyzed data to develop accurate market values of area properties, wrote 65 Appraisal Waiver Options, of which the majority of the claims were settled, thus avoiding any litigation measures.

State Route 261-83C, Delaware County, PA. Wrote two Appraisal Problem Analyses for partial take claims, involving severance, prepared Appraisal Waiver Options for the remainder of claims for this widening project.

State Route 291-SectionA09, Delaware County, PA. Assisted in development of 132 Appraisal Problem Analyses (majority were total take properties), prepared and updated a comparable sales compendium, packaged appraisals for contracting, solicited bids from fee appraisers, conducted bid openings, drafted PENNDOT’s CPO Contract forms, prepared and provided awarded contractors with notices to proceed for assignments, conducted preliminary reviews of appraisals, recommended unit values, participated in the implementation of the Assembled Economic Unit Doctrine, Inventoried businesses’ machinery, equipment and goods held for sale, and provided support for approved Appraisal Waiver Options for this major widening in a depressed part of the county.

Additional Experience: Worked as a sole proprietor of J.T. Rohanna, Appraisal Services.
