Summary of Relevant Work Experience: State Route 0060, Section A02, Wheatfield and Farrell Township and the City of Sharon, PA. The project is to widen, realign and improve intersections for a two mile long state facility, which enters the City of Sharon. There are approximately 140 parcels being acquired in part and the project will displace several business enterprises and a few residential occupants. Duties include negotiating with property owners, conducting pre-move business displacement activities, plan interpretation and explanation to property owners, residential and commercial relocation assistance services, preparation of pre-acquisition survey, title services, property management facilitation and condemnation support. State Route 0028, Sections A9 and A10, City of Pittsburgh and the Borough of Millvale, Allegheny County. Keystone is currently working on the Gap Plan for both sections, which includes approximately 84 Total Takes. There are approximately 30 Relocation Claims, which range from single family tenants to business owners and tenants that occupy over 30,000 square feet in some instances. Duties include preparation of pre-acquisition surveys, analyzing and conveying relocation benefits, negotiating claims, assisting with obtaining sub-consultant agreements, providing relocation assistance, conducting comparable sales and comparable housing searches, and developed tracking sheets for project control. State Route 0079, Section 230 and State Route 3205, Section 230, Jackson Township, Harmony Borough, Butler County. Keystone is currently assisting PennDOT District 10-0 on acquiring the property necessary to construct new ramps to better access State Route 79. There are approximately 35 parcels that will need acquired of which 6 involve residential relocation. Duties include preparation of settlement documents, presentation of offers, negotiations with property owners, securing signatures for settlement, preparation of condemnation requests, processing payments, and data entry into PennDOT’s ROWOffice Computer System. Mon-Fayette Expressway, Uniontown to Brownsville, Washington and Fayette Counties. This project involves the acquisition of approximately 78 parcels, which includes 9 residential relocation claims. Duties include claim file review, conducting relocation interviews, negotiating settlements with property owners, researching property titles and completing bring down reports, computing supplemental benefits for owners and tenants, providing condemnation support, attending closings, reviewing and explaining right-of-way plans to affected owners, assisting property owners with resolving objections, conducting preliminary appraisal reviews. State Route 0006, Sections A2 and A3, Port Allegany, PA, McKean County. The project involves the construction of two new bridges over the Allegheny River. There are approximately 30 partial take claims. Duties include conducting meetings with property owners, explaining right-of-way plans, presenting offers for fair market value, assisting with obtaining moving cost estimates, negotiating settlements, conducting preliminary reviews of appraisals, providing condemnation support, assisting in resolving problems, mediating between client and property owner, managing activity tracking log for the entire project. Northside Leadership Conference, Pittsburgh, PA. Duties include adopting, planning and overseeing redevelopment strategies for the East Ohio Street Corridor, as well as managing five main street business districts on the Northside of Pittsburgh. Additional responsibilities include: serving as a liaison between the Northside Leadership Conference, and the City of Pittsburgh, attending and testifying before planning and zoning boards, acted as chairman of the East Ohio Street Working Group, Recruited businesses, developers and investors, maintained an inventory of available commercial property and potential reuse options. Keller Williams Realty, Pittsburgh, PA. Conducted real estate transactions for all types of real property including residential, commercial and institutional, negotiated settlements, provided assistance during closings and provided assistance to appraisal staff in compiling comparable sales data. Chaddick Institute for Metropolitan Development, Chicago,
IL. Served as a Project Manager to research planning related projects
conducted by the Chaddick Institute. Additional responsibilities included
demographic data compilation, staffing and assisting with the development
of technical planning workshops to assist municipalities with zoning,
development and management issues.
